Ellis County is an exurban submarket on the southern edge of the Dallas-Fort Worth metroplex. The submarket's inventory consists mainly of smaller office buildings serving local businesses or government agencies, and most office product is located in either Waxahachie, Ennis, or Midlothian.

Due to the lack of large multi-tenant office space, vacancies here are structurally tighter than the metro average.

While North Dallas is adding major office tenants left and right, South Dallas is at the epicenter of D-FW's logistics boom. One advantage Ellis County has is relatively affordable housing costs. Inexpensive housing, coupled with reasonable commute times to the Dallas CBD, is enticing people to give the area a second look when searching for places to buy or rent.

Population growth in Waxahachie, Midlothian, Ennis and other towns within Ellis County will act as a boon for small office development. However, it's unlikely that the area will begin to attract large office tenants any time in the near future until the appropriate infrastructure is installed for these types of businesses. This creates an opportunity for new development and forward-thinking companies to get into this market and take advantage of the expected growth.
