Frisco/The Colony Commercial Real Estate Market
Frisco/The Colony is the metroplex’s up-and-coming submarket. Since the early 2000s, the submarket’s office inventory was less than 700,000 SF, but today it exceeds 8 million SF. Office inventory isn’t the only thing that has seen rapid growth. Frisco is consistently ranked as one of the most desirable cities to live in by various publications and is one of the fastest-growing towns in the country.
The submarket also features a number of retail and entertainment amenities: Stonebriar Centre is a 1.6-million-SF regional mall, Dr Pepper Ballpark is the home of the Frisco RoughRiders, the Texas Rangers’ Class AA minor league affiliate, and Toyota Stadium is home to FC Dallas of Major League Soccer.
The majority of the submarket’s office product is located just off of the Dallas North Tollway, more than 2 million SF of which is in the 162-acre Hall Park. Hall Park is still expanding, and other projects along the North Platinum Corridor ($5 Billion Mile) could deliver up to 20 million SF of office space at full build-out. While that is years away, a major round of speculative supply recently opened and new buildings are attracting corporate tenants. Frisco landed a major corporate user when Keurig Dr Pepper agreed to move from West Plano to a new facility at The Star by 2021.
