Garland Commercial Real Estate Market

Garland is an inner-ring suburb that is east of the northern path of demographic and employment growth in Dallas. The main commercial node in Garland is primarily made up of industrial properties. There is only about 3 million SF of office inventory here, most of it being older and of middling quality. 

The submarket saw a large reduction in its office inventory in 2017 when Raytheon's old campus was demolished to make way for a new industrial park.

Despite lackluster absorption, vacancies have typically remained below the metro average due to a lack of supply and the demolition of some obsolete assets. In terms of the pipeline, there is potential in the far southeast corner of the submarket. 

The $1 billion Bayside project in Rowlett could eventually include a significant office portion to go along with multifamily, retail, and hospitality components. However, that development is currently in limbo. Most transactions involve buildings smaller than 10,000 SF and medical office properties have driven sales volume as of late.
