Lewisville Commercial Real Estate Market
The Lewisville Submarket, in the northern part of the metroplex, boasts direct access to Downtown Dallas, via I-35E, and to the Dallas/Fort Worth International Airport, via the Sam Rayburn Tollway. Lewisville is a suburban submarket: Inventory mostly consists of buildings smaller than 20,000 SF, and no property is taller than four stories. Roughly half of Lewisville’s inventory was built after 2000, but very little is considered A class. The submarket’s primary office node is located at the intersection of I-35E and the Sam Rayburn Tollway, near Vista Ridge Mall.
The most notable tenant move of late involved JPMorgan Chase, which relocated its Lewisville employees to a new regional campus in Legacy West in late 2017. However, the former JPMorgan space was backfilled by Nationstar Mortgage in mid-2018, and vacancies are now back below the submarket's historical average. After a slow early recovery, rent growth outperformed the metro average from 2015–17, though growth has slowed in recent quarters.
