Richardson Commercial Real Estate Market
Richardson is the home of the Telecom Corridor, which contains a number of the world’s largest telecommunications companies. Despite the moniker, Richardson has a diverse tenant base, with healthcare and insurance firms taking up a large portion of the submarket's office space.
CityLine has garnered most of the headlines in recent years, with build-to-suits for State Farm (2 million SF) and Raytheon (500,000 SF) opening a few years ago to go along with thousands of new apartments and retail. The first speculative building at CityLine, 3400 CityLine, delivered in July 2017 but has only recently started to see an uptick in leasing activity.
The submarket also benefits from DART access: Four DART rail stations are located here, more than in any other suburban office submarket in the metroplex.
Property types are as follows:
Office 402 Buildings/23.1 MSF
Warehouse 412 Buildings/4.12 MSF
Medical 32 Buildings/ 920 KSF
