Southeast Fort Worth stretches from the edge of Downtown Fort Worth to the booming suburb of Mansfield. The submarket is more of an industrial node and doesn't contain much office inventory.

Supply additions are rare, as is tenant movement, and nearly every new lease signed this cycle involves a local business taking less than 5,000 SF.

While the submarket certainly isn’t dynamic from a supply or absorption perspective, it has seen strong rent growth in recent years. Rents surpassed their prerecession peak before the metro as a whole, and gross asking rents are now roughly 20% above the prior peak. Transactions are relatively uncommon, and most deals involve local investment firms or owner/users.
